Getting Started?

When building a new home, the process at times can be overhelming.  We suggest you break down the task into smaller more managable fragments or steps.

Land

  1. Do you have land? If you do, please proceed. If not, contact us Regent Homes by Beracah
  2. Has your land been perked? Is it a standard septic system or is an alternative treatment system needed?
  3. Do you have a recent survey of the property?
  4. What zone is your property designated? This could have an impact on building requirements, setbacks, height of foundation, etc..
  5. Will your land accept your desired home dimensions?  What are the required setbacks for the property (front, back, and sides)?

Home

  1. What is your financial situation?  How large of a monthly payment will you be comfortable with? What would my Mortgage Payment be (not including taxes and insurance)?
  2. What are your needs for your new home? Amount of bedrooms, bathrooms, etc..?
  3. Will your land accept your desired home dimensions?  What are the required setbacks for the property (front, back, and sides)?

Lending

  1. Do you already have a relationship with a bank that deals with construction lending?
  2. How much money if any do you have to put into the deal as a down payment?
  3. Call one of our preferred banks to get preapproved. Sussex County Federal Credit Union (Karen Woodland 302-629-0100 ext 130), Shore Bank (Sage Allen 410-957-6000), 1st Capitol Mortgage (Larry Knopf 302-674-5540)
